Waterfall Business Estate secures new tenants

Waterfall Business Estate is proving popular, as new tenants sign up with Atterbury Property Developments.

"Two convenience centres will open early in 2014, and new offices are coming to market and being snapped up by blue-chip businesses," says Atterbury Property Developments director, Coenie Bezuidenhout, who is responsible for coordinating the extensive precinct.

He confirms a further four deals have been concluded on bespoke premises for quality tenants - Premier Foods, Dräger, City Lodge and Westcon Group. In addition, construction of another office building commenced last month in anticipation of even more demand.

Situated on a prime retail site on the corner of Maxwell Drive and Woodmead Drive, the 9000 sqm Waterfall Corner will feature Woolworths and Checkers as anchor tenants.

"We're excited to welcome these leading retailers. Woolworths will operate in 1571 sqm and Checkers in 3402 sqm of this exciting retail opportunity."

Ideally positioned to serve the large catchment areas of Woodmead, Kyalami and Midrand, Waterfall Corner will make it easy for shoppers to pop in for their daily shopping needs from April 2014. It also features a piazza at its heart - buzzing with activity, creating a lively family-orientated shopping, eating and relaxing destination.

"The architecture of Waterfall Corner is clean, contemporary and honest. It uses natural materials like stone, concrete and steel and is designed with a cool and modern colour palette."

Health club brand, Virgin Active will lead Waterfall Lifestyle Corner - a sport-focused retail value centre - in 4250 sqm. Set to open in March 2014, the Waterfall Lifestyle Corner will span 9000 sqm.

Office tenants fill up buildings

Furthering the development of office space at Waterfall Business Estate, Atterbury broke ground on the second phase of the A-grade Maxwell Office Park in August this year. This phase includes 8000 sqm of office space in two buildings. Both are due for completion in June 2014.

Premier Foods has confirmed its take-up of the entire 4000 sqm in one of these office buildings. Tenants in the first phase of Maxwell Office Park include Golder & Associates, Cipla, Attacq and Atterbury Property Group.

Atterbury is developing a new facility for international company in the fields of medical and safety technology, Dräger, in Waterfall Commercial District. Spanning a prime 4600 sqm on the K101, it comprises 3175 sqm of offices with a 1500 sqm warehouse; it will be ready for occupation in November 2014.

In Waterfall Logistics Precinct, the company is developing 7500 sqm of tailor-made space for Westcon Group, a leading distributor of high-value, high-demand, consumer and business technology solutions throughout South Africa and the African continent. Set for occupation in September 2014, the facility incorporates a 4000 sqm warehouse and 3500 sqm of offices.

Supporting the rapid commercial development and the precinct's buoyant residential growth, the company is developing a 150-room hotel for City Lodge. The 6180 sqm hotel in Waterfall City will be ready for occupation in November 2014.

Bezuidenhout says Waterfall Business Estate is fielding numerous enquiries for medium-sized offices and warehouses between 5000 and 12000 sqm. "We have also had considerable interest from companies in the pharmaceutical, IT and telecommunications industries."

The node's growing popularity with business is supported by the large investment to extend the infrastructure in the area, notably the R13.2 million upgrade to the Allandale and K101 extension, which commenced in August 2013.
